Gas Safety Inspection / Landlord Certificates (CP12's)

What is a gas safety inspection or gas safety check?
A gas safety inspection involves the Gas Safe registered engineer assessing the safety of your appliances and checking that the system is working as it should.

This will include checking that:

  • ventilation passages are not blocked and are in full working order
  • the safety devices are operating efficiently
  • the appliance is burning at the correct operating pressure
  • harmful gases are transferring cleanly outside of the home.

How often should a gas check be carried out?
A gas check should be carried out every 12 months.

What happens if the engineer finds a fault?
Occasionally, a fault may be found that is 'at risk' or 'immediately dangerous' and the gas safety engineer will issue a notice and possibly switch off the appliance if necessary. This is done to ensure your safety until the appliance can be made safe. 

How are the CP12 / servicing certificates sent? 

After the works are carried out, the certificates are automatically uploaded against your file and they can be emailed directly to you or sent via post if preferred. The certificates, photos, job information and boiler technical information is securely stored should it be required in the future.
